Updated home or one that needs work?
An updated home often costs more upfront, while a home that needs work may leave room in your budget for changes you choose. The right answer depends on your budget, timeline, and appetite for a project.

I'm Mary Ann Michaels, a REALTOR® with HomeSmart West Team, located at 13576 W. Camino del Sol, #22, Sun City West, AZ 85375. For more than 25 years I've helped buyers and sellers, and I now specialize in senior active adult communities. Most of my work is helping sellers prepare and price their homes and helping buyers find a home. When remodeling is needed, I give my clients a line-itemized cost, not a guess. I work only with licensed contractors and have a showroom where my clients can see their selections of flooring, paint, cabinets, hardware, and more.

Meet Mary Ann
I have more than 25 years of real estate experience in Arizona, and today my focus is the senior active adult communities of the Northwest Valley, with Sun City West at the center of my work. I work out of the HomeSmart West Team office right here in Sun City West, and I do business as Mary Ann Michaels, PLLC.
I approach every client relationship with a listening ear. Before we talk about prices or listings, I want to understand what you actually need: your timing, your budget, your family situation, and what you want this next chapter to look like. Your wants and needs stay the priority from our first conversation to closing.
A move in an active adult community is rarely just about a house. My clients are often downsizing, relocating from out of state, settling an estate with family members, or deciding whether to update a home or sell it as it is. I try to make each of those decisions understandable, explain options plainly, return calls, and be honest when something isn't worth the cost.
I've been through down markets before. When homes aren't selling overnight, preparation, pricing and positioning matter more than ever. My advice to sellers is simple: don't try to perfectly time the market. Prepare for the opportunity.
Whether you're preparing to sell or settling into a new home, I connect you with trusted local vendors who can help make the process smooth, whether that's sprucing up a property for the market or making updates after you move in.
I'm passionate about giving back. I volunteer to support both homeless veterans and non-veterans. I also enjoy traveling, and I once spent my summers RVing across the country, exploring new places and meeting new people. For me, real estate isn't just about transactions. It's about building lasting relationships and helping you feel at home every step of the way.
Selling a home in Sun City West

Selling well usually comes down to good decisions made early: what to fix, what to leave, how to price, and how to present the home. Here is how I approach it with sellers.
We start with a conversation about your timing, your priorities, the condition of the home, and the practical concerns that come with moving. Your plan should fit your situation, not a template.
Some homes benefit from a pre-listing inspection, a few repairs, or targeted improvements. Others are ready largely as they are. I help you look at the home honestly and decide what, if anything, is worth doing before buyers see it.
Before you spend money on updates, it helps to weigh the cost against the likely benefit. We look at estimates from trusted vendors alongside comparable homes so you can make an informed choice. No improvement comes with a guaranteed return.
Pricing starts with relevant comparable sales and the homes you will be competing against. From there, we plan presentation and professional marketing so your home is shown clearly and accurately.
Rather than waiting for a buyer to ask, we can decide ahead of time whether an upfront concession toward updates or closing costs makes sense for your home, using itemized estimates where appropriate.
The highest price is not always the strongest offer. Concessions, contingencies, financing, and timing can all change how well an offer fits your goals. I walk through each one with you.

Local knowledge
An updated home often costs more upfront, while a home that needs work may leave room in your budget for changes you choose. The right answer depends on your budget, timeline, and appetite for a project.
The true cost of a home includes ongoing fees, maintenance, insurance, taxes, and any work you plan to do. Comparing homes on total cost gives a clearer picture than list price alone.
Community fees, property-specific obligations, and rules can change and may not apply the same way to every property. Confirm current details with official community sources and in your transaction documents for the specific address.

The Del Webb Corporation built Sun City West between 1978 and 1997, using what it learned from the original Sun City. The result is a community of about 16,900 homes designed around staying physically, mentally, and socially active.
Sun City West has four recreation centers, and residents can use the facilities at any of them and join any club. Amenities include pools, fitness, bowling, pickleball, tennis, a private library, and a long list of chartered clubs. The Recreation Centers of Sun City West (RCSCW) also offers free facility tours — I often suggest buyers take one.
The community has seven golf courses, including Pebblebrook and Echo Mesa, and the courses are open to the public with some restrictions. RCSCW runs a full season of tournaments, from best-ball events to an Octogenarian tournament for golfers 80 and older.
Values in Sun City West vary a lot by model, lot, location, and how updated a home is — two homes on the same street can price very differently. Rather than quote numbers that go stale, I prepare current comparable sales for your specific home or search.
Concerts, Music on the Green, seasonal festivals, food-truck nights, and rec center tours are all posted on the official calendar.

Common questions
I start with your goals and your home's actual condition. Then we decide together whether a pre-listing inspection, repairs, or updates make sense. I compare the cost of that work with comparable homes, build a realistic pricing and professional marketing plan, decide whether an upfront concession makes sense, and connect you with trusted local vendors when work is needed. The goal is a clear plan before your home goes on the market.
Not necessarily. In over 25 years I've seen some updates help a home compete and others cost more than buyers were willing to pay for. What helps is comparing the cost of specific improvements with how similar homes, updated and not, have been priced and received. I'll walk you through that comparison, but no update comes with a guaranteed return.
No. I recommend one when a home's age, systems, or history are likely to raise questions, because it lets you address or disclose issues on your own schedule instead of under deadline pressure after an offer. For some homes it adds little. I'll help you weigh it for your specific property.
I tell buyers to look at total cost, not only the asking price. Add realistic estimates for the work you'd want, the time and disruption involved, and how comfortable you are managing a project. An updated home may cost more upfront but less overall, or the reverse. I go deeper on this in my article on buying in Sun City West.
Verify current fees, rules, and any obligations attached to the specific property directly with the community's official sources and through your transaction documents. Rules and costs can change and may not apply the same way to every home, so I always encourage clients to confirm details for the exact address they're considering.
